Aparthotels
Not quite a hotel, not quite an apartment
You have a front desk like a hotel and kitchens like an apartment. Hotel systems choke on three-week stays, and holiday-rental tools do not understand that somebody is standing at reception.
You are not the same as a holiday apartment
They get confused constantly and they are two different legal figures with two different regimes. The difference is not the size or the kitchen: an aparthotel is a hotel establishment and a holiday home is not.
| Aparthotel | Holiday apartment · VUT | |
|---|---|---|
| What it is legally | A hotel establishment: one functional unit operated by a company | A residential dwelling let out temporarily |
| How it is classified | By stars, exactly like a hotel | Apartment-tourist establishments by keys; a single dwelling is not classified |
| What defines it | Units with kitchen facilities, with the rest of a hotel’s structure | A furnished dwelling ready for immediate use |
| Front desk | There is one, and it is part of the service | There is none: guests let themselves in |
| Who operates it | A single company, even when units have different owners | The owner or an operating company, depending on the region |
| How it is authorised | Tourism classification of the establishment | Declaration and entry in the regional register |
Sound familiar?
- One-night and three-week stays live on the same planner and the software only knows how to think in single nights
- Cleaning is not daily, it is every few days, and the system assumes you go in every morning
- Every unit has its own kitchen, capacity and equipment, and they do not fit into three categories
- Corporate guests ask for monthly invoices and the system only knows how to invoice on departure
- You have a front desk, so holiday-rental tools fall short at the bottom end
What changes
Every unit as it actually is
Its building, its floor, its capacity and its own equipment. No forcing twenty different apartments into three room types.
Short and long stays on one planner
One night and twenty-one show on the same screen, with the per-day minimum stay you need to protect your weekends.
Cleaning when it is due, not every day
Housekeeping runs on the cleaner’s phone, with the day’s departures and arrivals and each unit’s status one tap away.
Invoice straight from the booking
With payments already reflected and adapted to Veri*Factu, which is what your corporate guest will ask for.
Frequently asked questions
Does it handle apartments with different owners and settle with each of them?
No. Hostelum has no owner-settlement module and no owner portal. It fits when the aparthotel is run by a single company, which is the usual figure; if you manage a portfolio belonging to third parties and need to settle monthly, we are not your tool today.
Can I have units in several buildings?
Yes. Each unit carries its building and floor, and everything shows on one planner. What there is not is separation by legal entity inside the same account: if each building invoices on its own, let us talk before you sign up.
Can I set weekly or monthly rates?
Pricing works per day, and long stays are sold by applying each night’s price plus whatever minimum stay you configure. There is no weekly or monthly rate as a separate product.
What about smart locks?
We do not integrate them. Online check-in does work — guests fill in and scan their ID before arriving — but handing over the key or the code is still done your way.
How does traveller registration work across units?
It is the same for the whole establishment. Every guest, every stay, within 24 hours. The guest completes it from their phone and you generate the file for your authority and upload it.
