Whole property or by the room
Each unit with its own capacity and rules, including the per-day minimum stay that lets you sell the whole long weekend instead of being left with the Sunday.
Registration solved without being there
The guest completes it from their phone before arriving, with ID reading. You generate the file for SES.HOSPEDAJES, or the Mossos d’Esquadra one in Catalonia, and upload it.
Direct sales with no commission
A booking engine with each day’s price in plain sight and a widget for the website you already have. Nothing that comes through it pays commission to anybody.
The deposit, before the key
You can take a deposit up front or hold the card as a guarantee without charging it, which is what saves a group weekend.
The registration number that matters is no longer the national one
In December 2024 Spain created a single national short-term rental register with its own number. The Supreme Court struck it down in three rulings in May and June 2026: the articles governing the procedure and the number fall, because the State has no competence to sit on top of the regional registers.
What still stands is the obligation to show the number issued by your autonomous community in your listings. That one has never changed and it is the one you can be asked for.
In Catalonia there is a further turn worth knowing: the decree obliges the platforms themselves — Booking, Airbnb and any intermediary, wherever established — to check that you have a number before publishing your listing, and not to publish it if you do not.
Catalan law also protects the names. «Casa rural», «masia», «casa de pagès» or «agroturisme» cannot be used in advertising without first meeting the requirements of the figure. Calling something a casa rural when it legally is not is itself an offence.
Frequently asked questions
Can I let the house whole and also by the room?
Yes, and it is the usual pattern: whole over long weekends and in summer, by the room the rest of the time. Each unit is set up with its own capacity and rules, and availability reconciles itself so the same space is never sold twice.
Do you connect to Escapada Rural, Clubrural or Toprural?
Not today. The connected channels are the general ones: Booking.com, Airbnb, Vrbo, Expedia and Google, among twenty more. If you work heavily with one particular rural portal, tell us before signing up and we will say whether we can do anything.
Does it work if I only open four months a year?
Yes, though it is worth being clear: there is no seasonal tariff, it is paid monthly. What you can do is close availability in the planner for the months you do not open, without disconnecting channels or rebuilding rates each spring.
How do I do check-in if I do not live at the property?
The guest gets a link, fills in their details and photographs their ID from their phone days before arriving. By the time they turn up you already have the complete record and only the key or the code is left.
What about invoicing and Veri*Factu?
Invoicing is included and already adapted. Companies have until 1 January 2027 and sole traders until 1 July 2027, so you arrive with room to spare and without changing systems on the way.
